Even if the HOA currently allows rentals, it’s worth attending HOA meetings or reviewing their amendment history.

I’ve been to a number of meet ups over the years, but I’ve never been to a no pitch meet up. 

I wonder if even in an eviction moratorium ban, can the owner of the property do the following:1) if it's a month to month lease2) declare it off the market at the end of next month so that the owner himself will move back into the property3) and thereby, the tenant must move out regardless of inability to pay due to covidJust wondering if there's a legal way for the owner or his brother / sister / family member moving into the property and so the tenant must vacate?

There has been being a meetup in Wboro but I'm not sure of their meeting times. 

This would not meet the 3X monthly rent rule at $1,000 a month.

I'm currently reading "BRRRR" by David Greene and becoming well knowledgeable within BRRRR itself. but I'm also willing to learn hands on and meet new people that I could bring value to but also bring value to myself.

I am sure some will do it with phone and e mail etc.. but I suspect they miss the best deals.Just like top wholesalers they have buying agents when a lead comes in that buying agent is over to the house and meeting with the folks ASAP so they can lock it up.. if they are non owner occ then yes this is different but now your talking about investors as sellers different mind set .  

Have you tried attending your local REIA's and real estate meet-up groups?

Local meet ups, facebook groups, anywhere hosts are hanging out join them.
