Typically lenders will use the total rent being collect or the market rent given on your appraisal, which ever is lower.

Multifamily homes are primarily a thing in the northeast.

What the home offers tenants and prospective buyers will be critical in answering which path and timeline makes the most sense for you and your strategy.  

Even a single-family home with a legal additional living unit could work if you can find the right property.Because you want a property that needs work, I would be careful not to take on something that is too distressed.

This means the rental rates are average nothing to write home about, but the increase you'll get in appreciation is amazing, but not liquid until you sell. 

I have unmetered single family homes and I usually get $120 bills for them. 

Typically will be rent by rent strategy (which is tough for none owner occupants) or College rental.
