I can rinse and repeat the process again and again and again while developing friendships and partnerships and contributing to the community at scale.now, why would I do a small deal myself?

From those posts, I’ve met and networked with some incredible investors, and built some lifelong friendships, so I decided to take our latest adventure and post about it again, because I know it might help someone, but I also know it will help us in the long run.

I made friendships that would continue for decades, and some of those friendships grew into profitable business partnerships years later.

Level that playing field or make this a friendship and watch your tenants attitude change and entitlement creep in.

Through that comes education, friendships, mentorship and ultimately a partnership, maybe local maybe better returns and criteria out of state.

I don't know your situation, so I can't tell you not to do it, but I would caution you against jeapordizing your friendship and your money.

But we'd like to have good verbiage to protect our friendship and the partnership in the future.

I am eager to create friendships and learn things as well as teach anything I may know.

Start making connections with others local to you and just build friendships that way.

Plan on focusing efforts in one location with a construction partner, or form strong partnerships with contractors in great markets.Also plan on building/growing an asset management company for both my acquisitions and other sponsors/general partners when needed.Locally, we will continue building our friendships with other investors!
