You can replace the tiles or spray them all for a fresh look.I would question having a 'Contractor' who mows your lawn doing other work.

Part of me just wants to start fresh. 

Add the monthly cost of keeping the website fresh and updated for SEO, adding new content to keep prospects coming back, and when volume warrants paying people to answer live calls and filter through the calls.  

I know this is an intro forum but if anyone feels so inclined, would love some different perspectives, what would you do if you were in my position.The lure of a good salary, benefits and insurance are hard to walk away from.

From a market cycle perspective this is probably not the best time to be getting into real estate in any form.

but you also want to create an incentive for people to stay.From a tenant's perspective, there is also a monetary cost to moving, not to mention the effort it takes all the way down to the little annoying things like  changing the zip codes on your credit cards or address on your drivers license.The real money is made in the equity column. 

I've seen these ideas come and go and have historical perspective of how these ideas only make matters worse.
