What you need to do first, is build up your $40k seed money. 

It's planting seeds and waiting for them to grow up into listings.  

Flip the good deals that come your way to local buyers and build up a nice seed fund to propel your investing career forward. 

If I lose my seed money, I actually lost my money....and my seed money is what makes me my profits.
