Being a unique situation and market specific, I think most brokers would approach it differently so you should work directly with your broker to make sure you're not violating any of your MLS's procedures but still providing full service to your family friend.In Utah it's not uncommon to see a buyer's agent commission be a fixed number, in this case it could be $1 or something small like $500.  

I also suspect you're going to see a lot of old time landlords exit and sell to corporations, which will either implement more stringent tenant procedures, or turn rentals into condos, townhomes etc.

Spend time developing policies and procedures for everything.

In NJ, I believe there are licensed contractors for mold removal with only 2 approved procedures as I recall. 

Then it may need to be handled with certain procedures.

Like Brandon Turner said in How to Invest in Real Estate, “The best investor spends his time finding the right people, processes, and procedures that will ensure victory.”

@Matthew Wilson I’m not familiar with chapter 13 procedures/requirements.

I was thinking the same thing; that the team would make the procedure a lot quicker.

But, apparently, there are procedures out there if it gets to be a pain.
