Selling low priced properties on the MLS
Hi, I am about to get my real estate license in Pennsylvania and have a family friend that wants to sell his distressed property for $5000 dollars. This is not a lot of money for a property so he told me that he would give me a 50 percent commission on the property. To make it worth my while to even do this, I would really need to have both sides of the commission with a dual agency. Is it possible to exclude other buyer agents and be the only salesperson to show and sell the property? If it is not possible to do this, would I be able to collect commission if I listed the property on Facebook or craigslist for him. If this was a higher value property I would never consider wanting to exclude a buyers agent but this situation makes it only worth my time if I could do so. I appreciate any advice and information!
