I am sure the kind folks here who do taxes here will provide insight into any changes when we have to face them, myself included.

As a starter I think the regional/drive to leisure market would be an area for me to start, where folks can drive within a couple of hours and still get a vacation. 

Tbh, in today's market, folks want to have a personal connection or at least know the person behind the company so having a great social media presence will work as well. 

I can just see non licensed folks getting totally cut out they don't have a listing agreement are probably acting illegally etc. so buyer or seller says Eh not paying you.. and your done. 

If you sign a year lease with these folks, you have no way to make them do anything at the 5 month mark because you are in the middle of a 1 year agreement. 5.

In some cases, folks recognize losses that they can carry forward to offset future gains.

Also, I'd suggest that as you get going, you finish setting up your profile to help folks know how best to help you!
