@Juan Carlos Gutierrez I would reach out to any local investors you know to ask them for not only the price but also a sample of a report they received.

Usually it will be pine or fir, sometimes poplar, at least with this sample you will know and can research if it is a bleeding type.You could also grab a moisture meter and do some tests in the middle of the run and next to the door, this will give you a little more information before making a decision on which way to go.I would also be looking for exterior leaks, has the caulking failed?

The sample I looked at appeared it would make me liable for a percentage of expenses in the venture as well as profits. 

3 K for paint.. get contractor grade paint, color match to any sample you want and paint the whole house the same color.

Looking for some phraseology or sample doc.BTW - the house is in major need of rehab, new roof, new sheetrock, foundation, etc... so this isn't a question whether to keep the tenant at the lower rate vs. loosing income due to turnover.

I use cozy.co for my applicationsI also suggest you get Brandon Turner's book on managing rental properties- there are sample leases, move in inspection forms, deposit to hold agreements, and a bunch of other useful forms that come along with the bookI put my rentals up on Zillow Rental Manager and Craigslist and usually get a ton of interest.
