I think late 2023 was supposed to be the first year we saw profit. 

Another thing that has really gave ammunition to Sub2 critics are simpleton’s coming on here bragging about Sub2 and then a little later come on here asking for help concerning a problem that happened with the Sub2.

Honestly, it seems like you’ve got more skin in the game than I do since I’m just getting started as a bird dog, but I really admire your approach.I think your focus on tax-efficient strategies and building a reliable team is spot on.

Including thinking about moving your investing a little west into GA if the SC tax situation haunts you.  

@Jordan Miller - I think to give proper guidance it would be good to share more details on the revenues and expenses on the property.

I am grateful that you shared this, because I do think a lot of these gurus, while generally having good intentions, are typically very naive and lack experience to truly teach anything.  

I think all of your attention needs to be applied to paying down debt!

I do think selling, paying off the debt and use the rest to invest would be a good idea.

I think it would appraise between 100k - 115k based off latest comps but it is a hard town to comp for. 

Same basic structure they asking price is a suggestion, I offer what I think is a workable number for me and we negotiate to the "middle";  though the middle is not halfway, we never "split the difference".
