But Portland market has been hot for awhile now and investors have been combing through that market's inventory for a decade.

If you are having trouble understanding the records, the people in the office can tell you how to comb through them to find exactly what you are looking for. 

Plus they have inspectors coming out to every property and just combing through stuff looking for problems and you end up having to fix at ton of stuff and come out of pocket versus the individual policies they don't really do that...

If the seller is waiting it out for a sucker to buy his place without taking a fine toothed comb through his records, then don't be that guy.This is why we have criteria before we consider a purchase, so that you make sure you are deciding based on data and not your desire to close a deal.

As much as I love Loopnet, it's been heavily combed through by all walks of investors.
