Portland, ME opportunities?

Greetings BP community,

My wife and I are looking to make our first investment in a flip, and are interested in the Portland, Maine area particularly. But Portland market has been hot for awhile now and investors have been combing through that market's inventory for a decade. Are there any Maine investors out there who have a feel for what neighborhoods, if any, can still offer solid flip opportunities? We are targeting a single family under $250K purchase price. Also, looking for an experienced real estate agent in that market who could help us accurately estimate ARV. Thanks!
