We would like to charge 10% per adult or 10% for 2 kids if the kids are below the age of 18.

The mother who lived in a similarly priced apartment to the one I was was renting was the one that looked at the apt, filled out the application, used her ssn/dob/ID, provided her landlord and employment references, singed the lease, accepted the keys......and then her adult daughter moved in instead of her and lasted 3 months before being evicted. 

I have a tenant right now that, while she has never been a problem, her adult daughter is in the picture now, visiting a lot, and keeps trying to "upgrade."  

In our tiny town, the library is a pretty hoppin' place for kids, teens AND adults.

Having additional bodies in the home is for sure more concerning TO ME personally as it was rented to 2 adults sans children.

I want to start some where since my adult hood life is coming.

What I believe is the benefit of 2/1 units are 5 people can live there and will likely have at least 2 working adults to cover rent. 

I have a colleague of mine, who has rented out two rooms in his house to a mother and son (adult son).

I am 60 years old and I have been in the construction business all of my adult years including those college years.  

I think that is largely because they are appeal to me personally as a young adult interested in that type of environment.
