lucky for you @Dale Rogersreturned mail is gold,just skip trace the owner or relatives and send them a letter if you are doing mailings you will spend a lot of money to get deals but it will be worth it good luck

@Chad Castanino Welcome.You should save everything you can (Cash is King).Concentrate on all the information that's on your radar for your niche (i.e. if you're going to do Flips, focus on flips and the paperwork for them, you can do Auctions, Multi families, etc later).And don't forget "all that glitters is not gold" (only about half the information here is accurate;-(

If you have a number of applicants and the rest are clean, that makes your course of action easier.The gold standard would be to search these databases by SSN; unfortunately, most of the states and counties have gotten rid of SSNs in their court records, so you can't search by them anymore.

Around here we get something called the Gold Clipper it has all kinds of Handymen in it.

your subordinating your interest I suspect.. so if you look at up side its great.. down side could be pretty traumatic is there is issues.. need to make sure this developer is the Gold standard.
