You can try to low ball them or find a better property.

ON the other hand, since no one has a crystal ball, we are prepared to hold for a while.

20% down thats the right ball park. 25% down will get you closer to 5%

Also, don't be afraid to lob a low-ball offer, and explain that you can't come up unless you have more info.If you like the real estate, just get it under contract.
