If you want to target college students, October misses the mark as would the placement of medical residents. 

The goal is to rent it to out to college students or long term tenants. 

Sometimes, there is not enough information provided by the student to answer the question unless they are on the live call.

However, I am willing to be a good student and learn something new there as well.

So few starting investors do.First I would urge you to sanity-test ALL your assumptions (like "10% reserve for vacancy, PM, and Capex" and "5% for repairs") by speaking with experienced investors in your market with similar properties.
