Can anyone please give me an idea of how much two tickets to BPCON NEW ORLEANS might cost.

(despite what some PMs will argue)- one major critical thing is when you're buying a property, especially a turnkey, is to verify that none of the big-ticket items are scheduled to go out in the near future.

I hopped on to buy tickets last night and couldn't find the link to purchase them where I saw it last. 

The plane ticket alone will wipe out your entire cashflow for that property.

Non refundable plane tickets and an advance pay hotel that was non-refundable. 

We pay their tickets, but they have to buy their snacks, so they love doing handy man work.

If the items were small cosmetic issues, I would let it slide..... if these are big tickets items that they are claiming to have fixed but didn't , then its not a company I want to work with..... they are lying to your face and hoping you don't notice or don't care....

The overall age doesn't always matter as much as the age of the big ticket items.

However, some of the $200K is related to small fixes that one would traditionally call repairs if they were not done at the same time as the big ticket renovation improvements: landscaping revamp, hallway paint and carpet, etc.
