@Austin Kessler -  If you do decide to do OOS investing, I highly recommend focusing on finding a stellar property manager as the main member on your team.

I don't know if it's the PM or the property, so I'm hoping to see if anyone has a stellar recommendation at this price point. 

Now I have a place to enjoy with family and a stellar investment.

We had stellar credit, tons of reserves, just W2 income at the time, like textbook borrowers and NF still couldn't get it done lol.

Intelligent people can normally decipher a retaliatory/bitter review from those that are legitimate, especially if the business/owner has a consistent record of providing stellar service.Truth is, we can't please everyone, and we're going to cross paths with those who try, but can't get over on us. 

. $125,000 / $200,000 = 62.5% of ARV (this would be a stellar deal) 

The first landlord may give them a stellar review just to get them out of their property..fyi.  

My first year I didn't make much and my second year was stellar. 

As a result, banks are flush with cash they are unable to lend out for lack of "qualified" borrowers.If not for that, home prices would launch into inter-stellar space.Barring any major housing-demand-killing disaster - natural or economic, we can expect the status quo to continue for the near future.
