Try to secure soft commits while you are looking for deals.

Is it possible to legally and ethically wholesale a house, I suppose, but it is rare enough that no one feels bad painting the entire practice with a broad brush of illegal and unethical.  

Currently the property is listed at $ 2050, single family residence with 4 beds, 2.5 baths, about 2000 soft.

It's weird, but if it's a huge house some might view it as a nice benefit for brushing teeth/washing their face.  

The soft costs can be handled aside.
