Hi Peter,Each state is different in regards to whether you can pass a surcharge to the renter so be careful about that.  

DSCR lenders do require that the asset have less than $2k differed maintenance, and be able to pass a 4pt Ins.

That's what I meant about them not being run well.Another place that allowed STRs had their HOA meeting minutes online, and I saw that they were trying to pass a rule to cap the number of STRs in their community. 

If the rehab is proper and can pass a section 8 inspection then there may not be any catch.

I did however, hear they're trying to pass a bill to allow them in the future.

Any property older than 1950 (and 1978 effective Jan 2015) must register with MDE and test for lead paint at each occupancy, or make property pass as lead free.  

(I don't think the landlord requires either of these if using a Property Management company.)The AZ state legislature is attempting to pass a bill to do away with the rent tax state wide.
