and you know those very large loans have no PG's . so its the equity that gets lost.. 

It was frustrating so now I book 10-15 people in a slot knowing that only 3-5 will actually arrive for a showing.

You can be at that price range in parts of PG county, but those are relatively high rik neighborhoods.

They will be a little higher in PG County, and that is reflective of PG County being higher risk than MoCo and Fairfax. 

If you're doing it yourself and can take your time fishing new wire can be done with a minimum of wall work, often just one hole to cut a slot in the cat.

If you are willing to keep the rent coming in from the same person, you could use the PG to keep the status quo going as long as you are either fine with late pays and late charges, or get them to do better, and of course getting them to do the same as your other tenants as well.Good Luck with that.
