Maybe add the second person as another occupant with the right to a key and use of the facility subject to scheduling with the lease as an addendum to the lease, but hold the first person fully responsible for the rent as the leasee and increase the rent 5 to 10 percent for the added use.

The “one property exclusion” where seller finances only ONE property in any 12 month period, and:(a) The seller owns the property and is a natural person, a trust or an estate; and(b) The seller did not construct or act as the contractor for the construction of a residence on the property in theordinary course of business; and(c) The financing does not result in negative amortization; and(d) The financing has a fixed rate or an adjustable rate that does not adjust for the first 5 years and is subject toreasonable annual and lifetime rate adjustment limits.OR2.

Instead of having to pass on this lead, I am able to still utilize it by helping find this person a rental, and when I complete that task I am able to make a commission of probably $500 bucks or more by investing very minimum time in finding him a place he likes.

I would like to fix and hold i have family members that want to move in but for what he is asking for would be the arv value of the home. zillow has it at 248000. everything that was wrong with the house was showed to me by one of the current tenants in person a number of times already. i was there yesterday for about a hour and he was going on and on about how the current owner is basically a slum lord won't fix anything and when he is forced finds the cheapest most unreliable person to botch the job. its a old home and needs the work before anyone else moves in.
