This represents a YoY appreciation rate of 6%(Trulia)(Zillow)Zillow's is a bit lower at 3% for a shorter period of time, but both of these handily beat out the inflation rate (or dare I say deflation rate :( ).

If you are going by weight yes there are tons, if you mean quantity yes there are some under 100k but i would dare say that around 50 to 75% of them are not worth a second look especially if you are a newbie investor from out of state.
