You likely won't be able to pair a HML with a traditional mortgage.  

If you go to a shoe store looking only for Lebron shoes, you are unknowingly willing to pay a premium over any other similar pair of shoes.

@Jared Michalski Jacob is right, it is a tough market right now - we have a covid induced shortage of listings paired with a lot of motivated buyers and fueld by ultra low interest rates.
