@Emerson Miranda I've never seen anything you wholesale, so my comment is less an observation about you, and more about the wholesale market in general.My guess is that your experience / responses are less about you and more about the underwriting.  

As Ned observed for MD, CA I believe is the same, an entity needs to be represented by an attorney.I wonder if he was signing as an individual or in the capacity of the entity he owned?  

You wondered about your asking price in relation to your investment and purchase; as much as we would all hope comparable properties drive FMV and decision making, I have observed realtors, buyers, and even appraisers use purchase history to frame negotiations.

In my observation, there are two categories of people up there- 1.

Have you observed in your local market that discerning buyers may discount these spaces and not consider them as true GLA?

You get the benefit of the market jump when it comes back up But I have also found deals in the current market, where there was an information inefficiency in the market and it wasn't clear what a good deal it was to the average observer.
