Clearly defined milestones contractor must head to get paid and how much.

My first milestone is to replace $6000 per month in income through rentals.

His responsibilities will be to manage the prehab and to set milestones for contractors, pulling permits, and basically just being liable for the whole prehab.

That said, if a contractor has a reasonable contact that contains:- Independent contractor statement- Insurance clauses- Scope of work- Payment schedule- Milestones/deadlines- Etc.I'd be okay signing it as the only contract. 

I am not going to agree or disagree with that specific milestone, but I will say that I think one can get there faster, with less work, investing in MF syndications than in SFH.

But the 9-5 + the requirements of me to travel and miss out on things that mean the world to me (time with my family, milestones of my son, family vacations and making memories every single day) are finally taking their toll.

I've seen some people list 4 or 5 Milestones and give a percentage for each milestone and I've seen others create a milestone and pay the specific dollar amount for each line item within the milestone.
