And DSCR lenders tend to be pickier about property details compared traditional programs, so there's not much encouragement there.

We're finding tons of success right now with MTR's within a 5 mile radius of target locations to get properties closer to cash-flowing and I'd encourage you to start there as tenants are more reliable and properties are in nicer neighborhoods.  

I know some accountants will encourage you to stretch the truth around your true activities, but when it comes to the IRS, I would not play games like this.

I would encourage you to start advertising yourself as a local investor on every social media platform you have access to.

Encouraging tenants to carry renters insurance not only helps safeguard their belongings but also reduces the likelihood of disputes or claims against the landlord's insurance policy.

We have been working with a lender that is a family friend but they are encouraging us to shop around for lenders and search for better rates.- Any recommendations on local lenders in the greater Austin area?
