We will say both ate selling for same price but here is the difference now potentially both nay have the same selling value depending on area but in some cases commercial can be unpredictable depending on the buyer and changes woth new developments in the area.

That is a lot of YOU even though you have an LLCwe have lead paint rules.... we have to mitigate lead paint before we rehab old houses and the other one is asbesto's I got tagged for a 35k fine and remediation on that one  LOL.. so I get lead paint inspection and asbestos before we start.I did see that American greed show were the land lord did nothing about lead paint and the child ate the chips and died.. and I believe he got PERSONALLY criminally indicted I don't think any asset protection was going to save him there..

*The 10% commission was taken off of the full booking rate and not the discounted booking rate so I ate the discount. *10% is taken from the nightly rate AND the cleaning fee so make sure it's high enough or else you will lose money*There is a transaction fee of 3% or 5% depending on if the guest is from the US or international*They list on the same booking sites we were listing on TripAdvisor, VRBO, Airbnb and maybe a couple more *My property was on their website but buried in all the listings so it was hard to find*There wasn't any active marketing of my property besides the listings and our property wasn't featured at any time*Any time we needed help, it would take several days to get a response.

Personally I dont think it will be that stressful since the home is sold and any delays and problems hopefully will be like the ones (on a lessor level of course) but the same problem one incurs during a flip, I can handle those type of problems well but the not knowing about the will or wont I be able to finance this, ate at me everyday.
