I can buy investment RE but due to crazy bad DTI (far worse than 100 to 1, possibly approaching 500 to 1), I cannot get reasonable financing on an OO and not sure my co-sign will help on conventional financing.  

He has millions of dollars invested in his property and must be extremely careful that he doesnt't rent it to a person who is a crazy failure.

As I've learned from my experience, it's essential to consider this timeframe when planning and executing syndication deals.By carefully analyzing the real estate cycle and market trends, we can strategically time our investments for maximum gains.

Also, be very careful with ARV with refinances as the Appraisers will see what you bought it for and refuse to appraise for much more than that.

I could care less what happens to the prior homeowner or if they go after him, as far as I am concerned.
