It's actually a huge room but because of the way it is configured it technically doesn't count.

It was still legally a 4 Family but was configured as a 3 Family.It still had 4 Gas Meters which would be used for 4 legal kitchens and 5 electric meters, one per legal unit and one for the common electricity.The conversion wasn't filed and therefore none of the meters were reduced in number.

Renting by the bedroom can be challenging but if you configure your software infrastructure properly it can mostly be automated. 

Some single family homes are configured in such a way that people I know have closed the door to the house and put in a sliding glass door to the outside and rented out that room and the bathroom next to it, but that depends on the floorplan.

An up/down configuration is tough because of higher potential for noise traveling between the units.

Of course, you can configure Podio to work with leads.

They like that they don't have to deal with payment systems, there is Aircover, dealing with a bunch of pricing configurations, etc. 

I presently have two 1950s rehabs listed in Decatur that I wish I'd configured differently.  

The counter (laminate) is bent in the middle at the sink, and the supporting cabinets don't seem to be helping.Here is a remodel plan that imitates the original layout (has all the plumbing/electrical to support this configuration without modification):The sink (dark blue) counter is 9ft long. 

How much demand is there for that size and configuration of rentals?
