Student housing in Sacramento?

Hi everyone,

I am interested in purchasing a single family and rent out to students there. I could not find much information about if this is a good idea in Sacramento. So I want to reach out to the biggerpockets community to see if anyone had student housing experience for Cal State University Sacramento. Any experiences or tips you could share would be greatly appreciated!

HI Jin, happy to hear that you're hunting your first house hack! There are several ways to run and make sure you are maximizing your rental income while keeping your living expense as low as possible. Try looking into zillow/Redfin and see what your potential rents you can get near the neighborhood by filtering the bedrooms/bathrooms of the intentional property that you are planning to buy. This will allow you give a reference point on how much potential rent you can receive. (Max vacated rents - your monthly mortgage payment) = +/- net cashflow. Hi Jin! I'm so glad to hear this, because Sacramento desperately needs more "by the bedroom" and student accommodations.

I am a local real estate broker and investor, and I manage over 100 furnished properties.

It is a fantastic business here in Sacramento. Renting by the bedroom can be challenging but if you configure your software infrastructure properly it can mostly be automated.
