@Zeliang Zheng I don’t know how many units you are looking to get into but I’ve got an 8 unit building and a 5 unit building that have given me plenty of confidence to go larger when I find the funding.

My role is to make sure that I'm confident in the team and investment philosophy after the initial due diligence. 

Although they offered an incentive (larger split) to those LPs who participated, I declined because I did not have the confidence in this particular deal or Sponsor that they would pull it through for a profit. 

I have spoken to a couple property managers so far, but really need to talk to a few more to feel confident in my choice.

We own a single family house on the same road, just 4 blocks away in this same form district that is on pace to earn us $35,000 after expenses in 2024, so am confident this duplex would perform well also.

I have a dinner this week with a seller, and I need to create confidence in them to agree to seller financing the deal.What tips should I consider for "selling" seller financing?

As long as you have exit strategies and the property is cash flowing, I would feel confident in utilizing this strategy.  

But I don't want to waste other people's time and would definitely feel a lot more confident overall if I knew that the money was there.
