I had a client that had an illegal garage rented out for $1k per month and when he attempted to sell the property, the tenant went to the city and the owner had to pay the tenant back 2 years worth of rent.

Although many dont I know many that only pay cash ( clients of mine) And for big ticket Items..

Most HMLs I work with for my CFO clients require $10k equity or (10% of the purchase price) as minimum equity while limiting the loan to 70%-75% of the ARV. depending on the lender.

I have found a few deals on the market lately for some clients that flip, the numbers still gave the flipper a profit and the rehab time was 5 weeks.

Personally, I enjoy self-managing and screening is my favorite thing, so I'm not in the market for PM services, but a lot of my clients that I work with and other fellow investors would be interested in it.

But I always send them to my clients.
