Here goes...I place the ads on Zillow, Facebook, HotPads, Trulia and Craigslist.THE FIRST SENTENCE IN THE AD SAYS NO PETS AND NO SMOKERS OF ANY KIND.When they call....I don't pick up....I want them to leave a message....If they are not confident enough to leave a message....I feel they are most likely not confident in themselves regarding renting the property.I want to hear if they sound like "they have some sense".

If you're worried about what a potential renter may do....here's what I did when I advertised on GoSection 8......No Smokers of any kind,....period....no vaping, no marijuana, no e-cigarettes, NOTHING.No Animals or Pets, PERIOD (Of course if someone told me they had a Service Animal then I of course showed them the property because by law I had to).No Evictions, EVERNo Felonies, EVER1st Month's rent is due BEFORE move in.I could care less about their credit score because I know Sect. 8 is paying most of their rent anyway.I also let them know that there will be a background check that THEY pay for through SmartMoveAlso, in the ad it stated that (their portion of the) rent is collected electronically through E-RentPayment so if they don;t have a bank account then they need to have one before applying.Still got TONS of inquiries.

Not sure if you want to drive more people to the Escondido market, but just the chance to network and meet folks would be valuable enough ... anything you can share about the property would be gravy.If I decide I can hold the Meetup it would include purchase price ($390K for duplex which appraisal put at $20K below market at purchase), rents as purchased (far below ARV market rent but the units were old and would be tough to rent in their condition), market rents at purchase (ARV rent at purchase) and now (now: ~$1750 each = $3,500), rehab expectations on return (I only expect significant positive return on rehab if the units are in desperate need of rehab and these where as one tenant was there 23 years when he moved out and was a heavy smoker), projected cash flow (not super on these units in part because it has an apartment feel), rationale on purchase (for this particular property the garage played a role in the decision to purchase), current market value (~$540K - Zillow has it at $551K).

From my understanding you are required to accepted it, however verify your local laws. the only way around this is if they don't fit your screening criteria. so if across the board you don't accept smokers or anything else along those lines that are not a protected class you can deny the tenant.
