I have enough furniture in storage to furnish this house, so we will rent individual rooms until spring, then we will get the entire house re-rented for May.You can always pick-up individuals during the school year ... those who land at university as a foreign student or late admission are around for another 2-3 weeks.  

Medium term (3-7 years): generate $5,000 per month (children's school costs plus mortgage on new home, will need to assess if to hold on to condo or not.

Also anyone who can be paid per our for small jobs like ikea furniture installation, demolishing or debris removal.

Before anybody suggests "house hacking" in a multi-family, I've been searching for that elusive unicorn in Brooklyn and Queens for the better part of a year, but I've concluded that multi families are way too expensive in neighborhoods I'd want to live in (I have a stay at home wife and two young children).

I once carried my R.E. in the early ninety's , but with 4 young children and a full time job , it was hard to dedicate any time to the industry.

My parents had a god awful marriage and it really made the idea really unappealing to me.And I don't want kids until I am financially independent because as harsh as it may seem, children are just walking liabilities.

We took the small profit to buy furniture.
