Their bedroom is FULL of knick-knacks and furniture including their 4 poster bed - all which need to be moved out of the room so the repairs can be made to the ceiling.

I tell everyone that it's best if the landlord provides the common area furniture.

Asked how things were going Etc....He said that they really wanted to get in there just real quick to measure 2 rooms for new furniture they are buying, and their Realtor told them no, just wait until the walk-through.I've bought/sold lots of houses and have never had a problem getting into a house during escrow, nor have I ever denied a buyer from getting in to measure when I was the seller.What's your opinion on this?

I buy their furniture and appliances and leave it right where it is. 

Of course, we also plan to add a couple high quality TVs, good furniture, and keep the interior clean.The back yard is marvelous and just about the biggest/nicest in the city.

Don't buy nice furniture...over the course of a career, even nice furniture will be janky by the end of it - plus it won't fit into your next house anyway... 

Like I’ll buy all the furniture but who can set it up?

We did a lot of modifications to our place and also had to our in all new furniture and some appliances.

I haven't found much of value after a move out or an eviction (well, my son and I once found a packet of what we assumed were drugs and I suppose the tenant would have found that of value but we presented the stuff to our local police instead) but I am a big one on recycling intact furniture to our local Habitat and Catholic Social Services organizations to avoid good stuff ending up in the landfill and donating canned goods to our local soup kitchen. 

We also had some friends moving out of the country, and we purchased their furniture for a low price, and the home is now a partially furnished rental.
