- The inspectors aren't stupid and will see that everything is brand new and then research for permits.Also can't think how you can make this profitable.

I just spoke with one DST broker (Realized 1031) and they said that most sponsors that they work with kind of add the loads to their total costs, so all of your investment is put to work, although at a possibly higher building cost.

If it is a class C office building with 10% occupancy that is very different than a Class A MF which is still very different than a debt fund with zero leverage.As mentioned risk and return go together - greater risk should have greater upside
