Certainly consuming information via different sources (books/podcasts/etc.) is important but also taking action on those things you learn.  

Coaches run the calls, and most of the I get the feeling only want to promote their business or their own books they have self published. 

Then I will deep dive the asset.I agree that you lose control also, but new investors doing a flip and trusting a contractor they met on Angie's List is way more a loss of control I think. yes when the remote BRRR book came out on BP I just cringed I said that guy is going to cost a lot of investors a lot of money.. :)  I think folks that followed that advice have lost significant amounts of capital.. of course not all .. but if your one of the beginners who drank that cool aid and got fubared can set you back years.

Don't buy if you have only read books and listened to podcasts - you aren't ready.

Basically if you had a guest who checked in Sunday and they checked out on Wednesday you still could not book another guest who is staying less than 1 week stay until that Saturday.
