So a senior pm may focus mainly on the owners, a jnr pm may focus more on the tenants and inspections and an admin team will look after more of the paperwork, rent tracking etc. this could mean a pod might look after 300+ properties again depending on how close together they are and what type.The benefit of pod over portfolio is a number of people keep an eye on your property and they tend to have an area they specialise in meaning the job is a bit more thorough, batching making it more efficient.

When driving for dollars and coming across properties that are vacant but owned by an LLC or a corporation, is it worth trying to research the number of the LLC (I'm told batch tracing companies do not skip trace these). 

I love Batch personally but have used both. 

There are low-priced options if you want to save your own time and submit bulk/batch skip tracing lists.

What you shared is somewhat typical, 65k on the first batch and we always wait 2-3 months before applying for subsequent batches. 

I am sure there will be another batch of new investors claiming that Bay Area is too expensive.

Hey everyone, I've been having a hard time tracking down the sellers on my first property and recently had a terrible experience using Batch Lead's services.

This includes all furniture, all linens, dishes, pots/pans, coffee maker, toaster, cooking utensils, wall hangings, fake flowers/plants, lamps, and the first "batch" of supplies like soap, TP, paper towel, etc.
