I would recommend a new counter-top and back-splash.

It has basic design information that'll help sell a property such as using subway tiles backsplashes, floor plans, granite vs quartz counter tops, colors to sell homes.

If I did this I'd put in granite slab and a tile backsplash. 15 years ago when I bought the place I put new hardware on the cabs and called it a day.Once you start ripping these cabinets, you start creating a whole lot of work with the soffits etc.

That is until I went to have the backsplash installed.

Realtors who don't specialize in working with investors will often misunderstand your requirements and get tired of working with someone who isn't going to make a quick, emotional decision over a super cute fireplace or kitchen backsplash or whatever.

If you have a feeling that just doing a little bit of work may make a huge difference I would consider painting the cabinets, doing new countertops, and perhaps if needed some backsplash.
