"Real" real estate education is found in real estate agent and broker courses, both initial licensing and CE, certain colleges and universities, courses offered by legit organizations such as Appraisal Institute, CCIM, BOMA, NAR, CRE, MBA,  etc., textbooks on real estate, real estate law classes, and SOMETIMES in education offered by REIAs.

He has a great understanding of my model and is eager to help me attain my goals and to look at even a bigger picture...

I trust my realtor, he seems very honest, so I am plaining to visit after furnishing ( we will hire someone to furnish my place) before picture taken and make sure furnishing is well done and be there for picture taken and do last work ( organizing or cleaning...)

Your actions/reactions may well serve to hurt your case.I dont think folks realize how slippery decks and stairs can be with little organic growth on them and being wet.. get it here in the Northwest big time and those areas can be slip at snoooot.

While I think that is true, it is much more difficult to simply attain this strategy with 7.5% interest rates.

Unfortunately what you're looking is no longer attainable in todays market unless you find an extremely rare deal.
