I guess I am love struck with the guy...I'm in Seattle...he's recommended by my best friend's dad who is an architect/builder in the city my property is...he's super responsive and quick to get started...my hands are tied.

I've talked to a few architects and dug through the code a bit myself but can't find anybody that really deals with this type of issue as it seems very niche and specific to three-families.

Professional services - Legal services (title/settlement), accounting (taxes, bookkeeping, payroll), architects, services to buildings & dwellingsFor some reason, building material supply dealers are allowed to remain open. 

Recently got a quote from an architect to design a 8-unit apartment complex for $45K.

I am also an Architect so I was able to do our plans saving additional money.

Welcome @Brandon Smith,I am new to the BP family as well, but I am a Licensed Architect in Chicago and have specialized in residential construction (New construction and remodeling) over the past 6 years, and plan to embark into the real estate investment world in the near future.

Initially I just did residential construction but after a few years when the market started to improve and I felt more comfortable running projects and working with architects I started getting into commercial rehabs.  

Your city nay require a licensed architect to prepare the drawings.  

I am also a Licensed Architect so don't hesitate to reach out with any architectural questions or services you may end up needing.

Sometimes attorneys do expediting but it's usually architects.
