I don't make any promises in regards to its accuracy so don't use it to make any financial decisions (that's my legal disclaimer).   

Its great for marketing for agents but the accuracy of Zestimates is laughable. 

One perk of keeping inherited tenants on M2M leases is that you'll only need to provide a 30-day notice to vacate (just make sure you double check with your local tenant and landlord laws to ensure accuracy) should any problems occur. 

So while no one can predict with complete accuracy about how a court would rule, I have a hard time seeing how the Commonwealth can successfully tax the "option method" without amending the realty-transfer-tax statute. 2.

For sure, the key factor for its accuracy is the near properties you choose in your comps, but it still doesn't give you accurate results.Flipcomp is much accurate when talking about comps and pricing since it grabs its data from MLS directly.

I would try to lean on the accuracy of their data vs what they told you and any verifiable landlord references.

Maybe the title company will give you a break on the title exam if you offer to have them close the sale, sometimes they will do discounted versions but usually don't guarantee the accuracy ( I really don't know what the difference is ) hope at least some of this helps. 

The accuracy of these reports is just as important if not more so, then pulling them in the first place. 

Sometimes it's tough to get them with self-managed properties and (if you do) then it's hard to ascertain their accuracy.  

Doing it, poor man's style, is not possible time-wise and accuracy wise when you have more than 1 property.
