I highly recommend you engage and attorney in this transactions.. on the west coast you don't need to title co. handle it for us.. but out your way and as the title and escrow is a tad more complicated than other venues..

I catch a few road venues per year, but not many, mostly Ben King's NYD Ride and JB's Alpine Loop Gran Fondo.

We also have a large World Equestrian Center being built, which is a luxury home and horse show venue, complete with new hotel. 

In the past 5 years, New restaurants, cafes, bars, art galleries, breweries, yoga studios, concert venues and other interesting stuff seems to be springing up around the Poconos more than I've ever seen. 

I was thinking, I go to these local REIA meetings and often times I'm required to buy a meal (a deal the restaurant/venue worked out to use the space).

My 2023 goal is to partner with someone(s)on a ~500-acre village in Tennessee (willing to consider other states if the land is right) by the water consisting of: A-frames, tiny homes, glamping tents, and treehouses complete with amenities I have come across on my travels: zorbing, zip ling, outdoor movie theater complete with stationary classic cars and space for outsiders to bring their vehicles in to park, above ground shipping container pools with see through plexiglass, lake blob, monthly mini burning mans, pool/sand volleyball, outdoor music venue, drone racecourse, 3d print stations, planetarium, and other ideas to get people to "stop the scroll" and provide the most unique experience imaginable.

Unless something unexpected happens I'll likely cancel the space at Mangia in favor of Mikado Ryotei since the venue will support larger meetings in the future, is nicer, and is more centrally-located.
