My understanding is that both will require maintenance but steel is ultimately more durable, fire resistant, and generally considered more aesthetically pleasing.

Verify the specifications for 203k rehab loans - I was under the impression that they can be used for "needs" (house *needs* a roof or hot water, house doesn't *need* granite countertops and new cabinets) and not necessarily so much for aesthetic upgrades.

(pictured below), but after applying these, you'll still want to manually review each comp and determine how close the "finishes" (flooring, appliances, aesthetic, door handle...) are to your target property.And THEN, you'll still want to consider if whoever is managing/hosting the listing could compete with (or beat) the listing quality of your best comps.
