Feedback on my MTR Listing

@Jerome Morelos freak awesome job! Love that you are utilizing a DADU for this method and you approached the stylization, design, and overall aesthetic with an STR mindset. Especially on Furnish Finder, your place will definitely stick out for sure! Great use of a professional photographer! Space looks functional and modern, very inviting, the addition of the desk and larger bed is a great touch!
Here is a couple of things I would consider changing or altering. This is based on my MTR and having over a dozen close traveling medical professional friends:
- Make the PET deposit refundable. This is typically an automatic turnoff for folks with pets, especially traveling medical professionals who end up having to utilize dog sitting services during their long 12-14hr shifts. This extra expense could turn folks away.
- Not sure of all of the kitchen appliances provided, sounds like its a decent amount. I'd consider things like "tupperware containers set (microwaveable/dish wash safe/etc) to help with folks who meal prep and bring food to their long shifts. Instapot and blender for meal prepping. Things around that nature can be a nice touch, but you may already have these in place.
- Revisit pricing structure. You are one of the highest price points, espeically for a 1/1 entire unit. This is your direct competition: https://www.furnishedfinder.com/property/373979_9. They have a decent aesthtic, location, and they have pool, and priced at $2250.They also have reviews to back it. Approach the pricing with competitors in mind, and being flexible with your price point to start off, build some reviews, and go from there. I have decreased my monthly after doing it for more than a year because of the hospitals have lowered incentives for pay and so I needed to adapt to what folks could afford.
- Cleaning fees should be heavily reduced. Another turnoff for folks is the heafty cleaning fee, and I know each market is different, but many folks have moved away from making money off their cleaning fees. My unit has a monthly professional cleaner come through each month, along with a turnover deep clean, all included. This has been a HUGE attraction to folks, while still outlining in my lease the expectatiosn of cleanliness, standard of clean, etc. Something to think about.
I hope you the feedback at least gets you thinking, whether you utilize any of it is totally up to you! I think your place is awesome and designed very intentionally, I really hope you find a ton of long term success with this one!
