Hello,Anyone from or invest in the Aberdeen area?

I would be bored to death.. its all about the deal and the fantastic relationships I have fostered over a long career in real estate sales brokerage development building etc... its one reason I see wholesaling to not be that great. your kind of on an island.. you lose the ability to really network with movers and shakers.. you end up trying to sell homes for, many times folks in some sort of distress or dilemma and once your done your done.. no other deals.

We were able to move rents to market rate and get rid of a lot of the problem tenants. the building has made a lot of money for us since we were able to get 5 units for the price of 4.

If you show up without enough movers or boxes/bags (according to the sheriff), they will cancel and make you go through the rescheduling process again. 

The financing was never the problem - the problem was finding a property that will cash-flow once I move! Renting

. $140/sqft.Imo $125/sqft is a solid comp. house on Aberdeen, which seems to be a very comparable comp (although doesn't have a to die for pool/backyard) is active, non distressed, at $111.28/sqft.I get leads on 200k+ houses often and don't chase them as they're out of my comfort zone, hollar at me if your interested in these leads..

You may assuage some fears by bringing over extra cleaning supplies and telling new tenant that he may not bring in any outside movers.
