My suggestion would be to look for 1600 minimum square feet for New Berlin properties.New Berlin is typically a decent flip area during March through August. ( profit wise )It area is more geared towards larger square footage properties & 2nd time home buyers.

A home warranty is a gimmicky pseudo-insurance product geared towards consumers / homeowners- not multi-unit investors.You should get more details on tenant turnover- I find most tenant turnover is the result of scant attention being paid to tenants.

Id look into the IROC meetings that the apartment association holds, those are the biggest meet ups  around this area im aware of, although it's geared towards newer investors.
