Over the past 4 months I sent out about 3,000 letters to a semi-targeted list (2% reponse rate), made 1,000 cold calls (25% response rate), had multiple investor friendly realtors looking for oportunities, and of course checked zillow/realtor daily.

Unlike gas and water, in Philadelphia electricity is not lienable.

So double check with the county on any of those requirements if any.Where does the water come from?

Last week, we had an issue with the plumbing in a home we sold.The buyers moved in, used the water, and some areas of the home started flooding.We sent vendors out that same day to investigate and fix the issue.

Was it painful when water heaters had to be replaced or tenants skipped in the middle of the night? 

To be successful in PM, I started cold calling, going to meetups, and meeting every person affiliated with real estate that I could.  

We have water and gas to heat water and run stove.
