Though likely not possible to cash flow, you can offset otherwise high rent costs by buying a 2-4 unit and after factoring in appreciation and loan paydown your returns can be quite nice. 2-4 unit properties are selling fast and it doesn't appear that demand is slowing, but plenty of house hackers are still finding a way.
