Though likely not possible to cash flow, you can offset otherwise high rent costs by buying a 2-4 unit and after factoring in appreciation and loan paydown your returns can be quite nice. 2-4 unit properties are selling fast and it doesn't appear that demand is slowing, but plenty of house hackers are still finding a way.

I have been house hacking for 2 years and most of my clients are also house hackers as well or are working their way towards it. 

I am wanting to get some feedback/guidance  from other house hackers/investors on when it came to analyzing a property, how is it that you were analyzing those properties?
